THE site of a former halls of residence in Mossley Hill is set to be transformed into a desirable new development of 66 homes.
Elan Homes is preparing the land off Elmswood Road on the site of the former Dale Hall for redevelopment and will soon start demolition of the ex-University of Liverpool buildings.
The site will be named Mossley Gardens and the 66-home scheme will include a mix of two-bedroom apartments up to five-bedroom townhouses and detached family homes.
Marie Morris, sales director for Elan Homes, said: “Mossley Hill is a desirable area of South Liverpool, as we know from the success of our previous Carnatic Court development. The Dale Hall site has been unused since the 165-bedroom student accommodation closed in 2014 and we were keen to acquire the land to bring it back into good use. The scheme will not only provide much-needed new homes, but will also enable the University of Liverpool to reinvest funds in current and future student accommodation.”
Mossley Gardens will feature 60 houses and a three-storey block of six apartments. The apartments will range from 716 sq.ft to 743 sq.ft and the houses from 1,226 sq ft to 2,100 sq ft.
The properties will be built around a central area of public open space to create a ‘village green’ utilising existing trees to form a key focal feature for the development, which along with the existing woodland surrounding the site will provide a leafy setting for the homes.
All of the homes will benefit from good sized plots with a combination of parking spaces, detached single and double garages and a range of integral garage sizes.
Along with providing the on-site open space, Elan has agreed to contribute £34,000 towards off site public open space and pay £3,130 towards public art.
Prices for the properties have not been confirmed as yet, but Elan is already building a database of potential purchasers.
Niche developer Elan currently also has a choice of two, three and four-bedroom homes available at Aigburth Grange in south Liverpool with prices from £204,995.
More than 70% of the properties there have now been sold and Elan is keen to acquire additional land with development potential in order to address housing need.
Andrew Morgan, land director for Elans Homes, added: “Acquiring new sites is key to the continued growth of the business and helping to meet consumer demand. We’re keen to hear from those with land available. All forms of development land and any larger commercial premises within the city district will be of interest, including brownfield and greenfield opportunities with or without planning approval.
“Brownfield sites such as redundant industrial and commercial premises will always be considered, along with greenfield land in the more rural areas which remains very much part of our future need. For any opportunity, we will consider sites where we could build between 12 and 100 units.”
