THE average selling time for homes in Neston is almost five months, but there’s a chance to speed things up and move much sooner with Elan Homes.
Properties at Old Quay Meadow are attracting strong interest from buyers, thanks to a winning formula of spaciousness, a high standard specification and a perfect location, less than a mile from The Parade at Parkgate.
With the final phase at the popular development now on sale, timing is crucial, particularly for those who want to move but have a house to sell.
Marie Morris, sales director for Elan Homes in the North, said: “A year after we opened the show home at Old Quay Meadow we’re still welcoming a steady stream of visitors, but the majority need to sell before committing to buy and in many cases they are yet to even put their property on the market. Feedback is that the market is gridlocked. Figures from home.co.uk suggests it takes almost five months (149 days) from a property in Neston coming onto market to reaching a sold status and that unsold properties have been on the market for around six months (181 days). We’re offering to help sellers become buyers much quicker with either our EasyMove scheme or part exchange.”
EasyMove has no correlation to the value of either the property being sold or the Elan home being bought. It can be used by downsizers and people making a sideways move. Elan will arrange for the customer’s property to be valued, appoint estate agents to market it and keep in contact to ensure progression. When an acceptable offer is received the customer can reserve a new Elan home and Elan will even pay the agent’s fees.
Part exchange gives homeowners moving up the housing ladder the reassurance that they effectively have a guaranteed cash buyer. It also speeds up the selling and buying process. With no onward chain to hold things back, Elan aims to exchange contracts in just 28 days. Plus customers will be able to stay in their current property until the new one is ready.
Current availability at Old Quay Meadow includes four and five-bedroom homes with prices from £399,995 to £554,995.
Those who don’t require help to sell could save thousands with a move-making incentive package from Elan including Stamp Duty paid, £1,000 towards legal fees, carpets and floor tiling.
Homes at Old Quay Meadow are ideally situated close to Neston town centre, home to a popular weekly market, and less than a mile from The Parade at Parkgate, famed for fish and chips and award-winning ice-cream.
Homeowners can make the most of the location by taking a stroll along the promenade and taking in views of the Dee estuary at Parkgate or perhaps exploring the Wirral Way or Wirral Country Park by bicycle or on foot.
It’s also a location that puts three cities – Chester, Liverpool and Manchester – within easy reach, offering commuters the ideal escape.
The show home at Old Quay Meadow is open Thursday to Monday from 10am to 5pm. For the latest availability and pricing at Old Quay Meadow see here.
