THE average home in WR6 takes almost five months to sell but that could be reduced to a matter of weeks for those moving to a new home in Worcester.
Figures from Home.co.uk* suggest that the average time to sell a home in the WR6 postcode is 140 days.
In its Seamless Transitions report, the Home Builders’ Federation found that when it comes to moving home, people were concerned about chains collapsing, the cost of moving and the stress of managing a sale.
Almost half of those surveyed (49%) said not having to manage estate agents, solicitors and surveyors makes a move easier and that’s exactly what Elan Homes is offering to do.
The homebuilder is offering EasyMove or part exchange to help those with a house to sell to secure a quick sale and move to one of the final new homes at Three Js in Abberley.
Elan regional sales director Tracey Ball said: “The HBF research echoes feedback we receive from people looking for a new home in Worcestershire – they think managing the sale of an existing property and setbacks in the chain are stressful. We want to help people understand that it doesn’t have to be the case. They may be able to sell their home quickly and simply, with either EasyMove or part exchange.
“Part exchange is a speedy solution for those who want to buy a more expensive home than the one they’re selling. It’s a great way of saving time and money as we effectively act as a guaranteed cash buyer for the customer’s home. There’ll be no last-minute haggles over the price or complications of a slow-moving chain. Instead, you could exchange contracts in a matter of weeks and enjoy a quick and simple move.
“Alternatively, we’ll work with a trusted agent to market the customer’s home on the open market via our EasyMove scheme. With EasyMove it doesn’t matter if they’re moving up the housing ladder or downsizing. When they receive an acceptable offer, they’ll be able to reserve their new home from us. Contracts on the two properties will be exchanged simultaneously and we’ll even pay the agent’s fees.”
The final homes at Three Js include the two-bedroom Ledbury, available from £259,995 and the three-bedroom Brocton, priced from £279,995.
Externally they look the same and inside they have a similar ground floor layout. The lounge is at the front with feature bay window; with a combined kitchen and dining room at the rear, with French doors opening out onto the rear garden, plus a cloakroom.
In the Ledbury one of the bedrooms boasts an en-suite, effectively leaving the main bathroom to serve the other bedroom.
The Brocton has three bedrooms, one with en-suite, plus the family bathroom.
Located on Clows Top Road, the new homes in Abberley are only a short drive away from the Malvern Hills and the spa town of Malvern, and close to Stourport-on-Severn, Bewdley and Kidderminster.
More than 40% of the development is green open space, including a wildflower meadow and central community orchard. Plus, the Abberley Circular Route is nearby, providing an opportunity to explore the surrounding countryside.
