AN affordable housing scheme is available in Abberley to help people with a local link secure a brand new home for less.
Elan Homes is working with Malvern Hills District Council to help make owning a new build home easier to afford.
Subject to eligibility criteria, selected properties at Three Js in Abberley are being sold at a discount to market value. It means that eligible purchasers could secure a brand new home at just 70% of the open market value.
Elan regional sales director Tracey Ball explained: “It’s important that when we plan and build new homes, we cater to local housing need. Our Three Js development may be small in scale with just 26 properties but there’s a diverse mix of styles including bungalows and family-sized homes. We’re also helping address a requirement for low-cost homes, ideal for those starting out, starting over or downsizing. It’s a welcome boost to local people who may otherwise think they’ve been priced out of the housing market.”
The affordable housing scheme is part of a government initiative designed to offer better access to housing and help first time buyers get a foot on the property ladder, by providing low-cost housing.
To be eligible to purchase a property at discount to market rate, a buyer must have a local connection to Abberley.
Financial criteria for the scheme includes that the buyer or buyers cannot earn more than £80,000 and that any mortgage offer in principal and total savings should not exceed the open market value.
Cllr Natalie McVey, Portfolio Holder for Housing and Health at Malvern Hills District Council, said: “Negotiating and promoting affordable home ownership is a key priority for Malvern Hills District Council and this is a great opportunity for people with a local connection to Abberley and the surrounding parishes.”
A two-bedroom Ledbury style property is available using the scheme.
On the ground floor, there’s a lounge at the front, a combined kitchen and dining room at the rear with French doors opening out onto the rear garden, plus a cloakroom.
Upstairs, one of the bedrooms boasts an en-suite, effectively leaving the main bathroom to serve the other bedroom.
Located on Clows Top Road, Three Js is only a short drive away from the Malvern Hills and the spa town of Malvern, and close to Stourport-on-Severn, Bewdley and Kidderminster.
