BEAT rising energy bills and enjoy a warmer winter with a move to a new home in Ilfracombe.
It’s estimated homeowners could save more than £2,200 a year on energy bills by making the switch from an older house to a new build home.
With the recent cold snap causing people to switch their heating on or up, Elan Homes is highlighting the benefits of moving to a new home in Ilfracombe.
Current availability at Seascape includes a choice of two and three-bedroom homes, some of which will be ready to move into this winter.
Elan regional sales director Tracey Ball said: “At this time of year, when the weather turns colder and the darker evenings start setting in, people tend to reach for the heating controls along with the light switch. There’s also a growing awareness of the economic and environmental cost of the energy we use in our homes. Based on Energy Performance Certificate data, the Home Builders Federation estimates the average new build house uses 64% less energy than an older house, with the potential to reduce monthly energy bills by £183.
“Those who move to an energy efficient new home in Ilfracombe benefit physically and financially this winter as we have properties available that are almost complete.”
Prices at Seascape start from £259,995 for a two-bedroom semi-detached Georgeham, with three-bedroom homes available from £299,995.
A two-bedroom detached Atherington is available from £309,995 and can be purchased using Own New Rate Reducer.
“As the name suggests Own New Rate Reducer gives buyers access to lower rate mortgages for the initial term of the mortgage,” Tracey explained. “This means lower monthly repayments, making homeownership easier to afford. Plus, because our homes are highly energy efficient, lenders may offer enhanced affordability whereby they recognise lower energy bills should mean more funds available to go towards mortgage repayments.”
The Atherington features a combined lounge, kitchen and dining room, with Juliet balcony to help make the most of the views. The two bedrooms, which are served by a sleek modern bathroom, are at the rear of the property. The main bedroom benefits from French doors leading out on to the garden.
There’s also an integral garage at lower ground level.
Future phases of the development will offer increased choice of two, three and four-bedroom homes, including some set out over three floors to make the most of the views.
Elan’s new homes in Ilfracombe are being built within an established residential area, with nearby amenities including schools and a supermarket. The high street is less than half a mile away and is home to a range of independent retailers.
For those who want to make the most of living by the coast, Ilfracombe Harbour, Tunnels Beaches, Cheyne Beach and Rapparee Cove, are all less than a mile away,
Along with coastal walks, there are lots of green open spaces to explore, plus Exmoor National Park is within easy reach.
