FULFILLING new year goals of making a new start could be easier than anticipated thanks to Elan Homes in Devon.
The homebuilder is encouraging homebuyers to beat the post-Christmas rush and act now if they want to move to a new home in Ilfracombe in early 2024.
For those who have a house to sell before buying a new home at its Seascape development, the good news is the homebuilder can help with that with its Easy Move scheme.
Sales director Tracey Ball explained: “On and around Boxing Day there tends to be a surge in people looking at homes for sale. We’d encourage anyone with a house to sell to start planning their next move now so that they can ensure they’re in pole position for that busy period. We’re offering an early Christmas gift that could help them realise their goals for 2024 before this year’s out with our Easy Move scheme. Essentially it simplifies the selling and buying process. There’s no need for sellers to try to find an agent to market their existing property as we’ll value it for them before instructing independent estate agents to market it. When an acceptable offer is received, they’ll be able to reserve a new Elan home. Contracts on the two properties will be exchanged simultaneously and we’ll even pay the agent’s fees.”
Current availability at Seascape included the two-bedroom Atherington and three-bedroom Buckland, with prices from £325,000 and £379,995 respectively.
At the front of the Buckland, is an open plan kitchen, lounge and dining room, with balcony to help make the most of the coastal views.
The main bedroom is at the rear, with French doors opening out onto the garden. It boasts an en-suite, leaving the family bathroom to serve the other two bedrooms.
Elan’s homes achieve a minimum Energy Performance Certificate rating of B, making them cheaper to run than most older properties. This also means they’re eligible for green mortgages from selected lenders.
“For those who want to prioritise their health and wellbeing in 2024, there’s a choice of beaches less than a mile from our homes – perfect for a gentle stroll or a cold-water dip, which is said to be good for both mental and physical health,” Tracey added.
Elan’s new homes in Ilfracombe are less than a mile from Ilfracombe Harbour, Tunnels Beaches, Cheyne Beach and Rapparee Cove, with Rapparee Cove and the more remote White Pebble Beach ranked among the best wild water swimming spots in North Devon.
There are well-regarded nurseries and schools for all ages nearby, while the town centre features a range of independent retailers and for more serious shopping, Barnstaple is within easy reach.
Future phases of Seascape will include stunning three-storey properties with balconies helping to make the most of the views.
