THE FOCUS on Elan Homes’ new Lancashire development is growing with hundreds showing an interest in living there.
Energy-efficiency, a superb specification, and a great range of property styles, have left more than 300 homebuyers keen to know more as Elan releases the first homes for sale at Redwood Gardens, in Marton Moss.
But while some might expect the homes to command a premium price, buyers may be pleasantly surprised to discover how favourably they compare to other homes in the area, just over two miles from Lytham.
According to latest Land Registry figures, properties in Lytham had an overall average price of £312,372 over the last year.
At Redwood Gardens, prices currently start from only £259,995 for a three-bedroom detached Bay – that’s around 16% LESS than the average paid for other homes nearby.
And, compared with the price of the average detached property which sold for £410,311, that is another marked difference.
Marie Morris, sales director for Elan Homes in the North, said: “It might come as a huge surprise to buyers how competitively priced and affordable our homes are, given the average property sold price in the area.
“Of course, the figures don’t take into account the size of the home or its condition, but they do give a broad and basic indication of the excellent value our homes offer and why they are in increasing demand.
“And it could also reassure those who perhaps thought they might not be able to stay in this area, or move to the area, that it is within their means after all.”
New homes also offer the added bonus that they need little or no maintenance or renovation work, Marie added, they are carefully crafted with modern layouts and high-specifications, and – an increasing advantage – they are energy-efficient, with average yearly bills around 59% cheaper than an older home, and more environmentally friendly.
Ideal for young families, first-time buyers, or right-sizers whose children have grown up and fled the nest, the Bay is offered as a detached or semi-detached home, with a detached single garage.
Downstairs there is a combined kitchen, dining and family area which covers half the ground floor and has French doors leading out into the rear garden, as well as a spacious lounge at the front. There’s also a handy cloakroom off the hallway.
Upstairs, the main bedroom boasts an en-suite shower room, leaving the main bathroom to serve the two remaining bedrooms, one of which could easily be used as study or home office, or a hobby room.
Redwood Gardens will enjoy a leafy setting, with landscaped areas, and there is a choice of local shops and amenities.
The Fylde coast is only minutes from the development by car, and the M55 is easily accessible, linking to the M6, and placing Blackpool and Preston, and beyond, within easy reach for commuters.
