NEW homes in Congleton are selling fast, with buyers seizing the opportunity to lower their energy bills this winter.
Elan Homes launched Oak Grange in the summer and has already sold around a dozen properties.
Among the reasons buyers are keen to move to new build home is that because they’re so energy efficient, there’s the chance to enjoy lower bills.
The Home Builders Federation estimates the average new build house uses 64% less energy than older house, with the potential to reduce monthly energy bills by £183.
Those who buy now could find they’re able to spend the winter in the warmth and comfort of a new home and also beat stamp duty changes.

Elan is building 137 new homes on land at Back Lane. Across the development there’s a choice of 18 house types in a range of three, four and five-bedroom styles.
Current prices start from £279,995 for a three-bedroom semi-detached Berwick. Buy this property now and the stamp duty would be £1,499 but this would rise to £3,999 from April.
A four-bedroom detached Dewsbury style home is available from £349,995. Based on the current rate, the stamp duty payable on this home would be £4,999, rising to £7,499 from April.
Elan is offering a 5% deposit boost on the Dewsbury. Alternatively, those with a property to sell could use part exchange to climb the housing ladder by trading in their existing home towards the cost of a new one. Other homeowners may opt to use Easy Move to sell their current property before buying a new home in Congleton.
The new homes are being built less than 10 minutes’ drive from Congleton town centre, where there’s a choice of independent, high street names and other essentials including pharmacy and supermarkets.
The homes are also in the catchment area for well-regarded schools and in a location with good commuter links. The new Congleton Link Road offers easy access to the M6, with Macclesfield, Stoke-on-Trent, Northwich, Chester and Manchester all accessible by car in an hour or less
