WORK to prepare land in Shuttington for new homes is underway, Elan Homes has announced.
The development, now known as Millbridge, has been more than four years in the making.
Outline planning permission to develop the three-acre site off Main Road was secured in May 2020.
Elan worked alongside the then landowner to obtain a reserved matters planning permission for 24 homes, granted by North Warwickshire Borough Council in September 2023, and acquired the site in late 2023.
Elan regional managing director Jeremy Attwater said: “Our regional headquarters is in Warwickshire, but Millbridge is our first development in the county. This makes it an exciting project for everyone involved. There’s been lots of work carried out behind the scenes and we’ve recently marked a major milestone – breaking ground at the site to start creating the roads and sewers before construction of the homes gets underway.
“As a responsible homebuilder we’re committed to tackling the housing shortage and addressing local need. While Millbridge is a small-scale development of just 24 homes, 40% of the properties will be delivered as affordable housing. There will be 14 private sale properties, ranging in size from two to five-bedrooms. We’re currently working towards releasing the first homes for sale this winter and would invite anyone looking for a new home in Warwickshire to register their interest so they can be kept informed of our progress.”
Millbridge demonstrates Elan’s flexible approach, with the architecture of the homes mirroring local properties with features including projected gables and bay windows, with some properties to be rendered in rough cast white.
To ensure the growth of the neighbourhood is sustainable, Elan has committed to invest more than £225,000 in the local area in the form of section 106 contributions agreed during the planning process. This includes the provision of affordable housing, plus funding for open space and recreation, leisure facilities, biodiversity offsetting and £3,000 for public footpath maintenance.
The homes will enjoy a leafy setting with existing trees and hedgerows retained and new trees. There will be a flowering lawn, an attenuation pond that will be a wildflower wetland area, plus a wildflower meadow.
Local facilities within the village are within walking distance of the development including a public house, supermarket and village hall. Polesworth Secondary School and Newton Regis Primary School are within easy reach, making the homes an ideal choice for buyers with children.
Tamworth town centre is around 5.5 kilometres away.
Elan has several nearby developments across the county border in Staffordshire, creating new homes in Tamworth, Elford and Lichfield.
