HOMES NEAR CHESTER SELLING FAST

The Elan show home at Kinnerton Meadows, Higher Kinnerton.

WITH 40% of new homes in Higher Kinnerton sold in just six months, buyers looking for a new home in a village location close to Chester could face a race against time.

To date 18 of the 45 private sale properties at Kinnerton Meadows have been sold, with five of those homes now occupied.

Key to the success of the development is the location, in North East Wales, along with the superb specification offered by Elan Homes as standard.

Situated on Kinnerton Lane, the homes offer buyers the chance to embrace village living, while enjoying easy access to Chester, Mold and Wrexham.

Marie Morris, sales director for Elan Homes in the North, explained: “When it comes to choosing where to live, people often think they have to compromise on either the location or the specification but Kinnerton Meadows proves that’s not always the case. Homes here offer the best of village, town and city living and are competitively priced compared to nearby Chester.

“Figures from home.co.uk suggest the average price paid for a detached property in Chester was £376,675. That’s around £30,000 more than the price of a four-bedroom detached Brandon style home at Kinnerton Meadow. This doesn’t factor in the size or condition of the property, but offers a baseline for buyers to consider when choosing where to live.”

A four-bedroom detached Brandon at Kinnerton Meadow is available from £345,995.

It offers 1,298 sq ft of well-planned living space, including open plan kitchen, dining and family room at its heart.

The separate lounge stretches from the front to the rear, with windows at the front and side offering lots of natural light to emphasise its spaciousness.

A utility and cloakroom complete the ground floor.

Upstairs, the master bedroom benefits from an en-suite, with the family bathroom serving the remaining three bedrooms.

“The advantages of buying a brand new home are often underestimated. People love the idea of being the first person to live in a property and having the chance to make design choices before they move in,” Marie added.

“What they perhaps don’t realise is that to bring an older property up to the same standard as a new build home including rewiring, energy efficient heating and replacing the windows, kitchen and bathroom, plus decorating would cost in the region of £50,000.

“If that wasn’t enough of an incentive, we’re also offering to help homeowners sell up and move on with our EasyMove scheme. On average customers who use our Easy Move scheme secure a buyer for their old home in around three weeks. It could be the solution that speeds up the selling and buying process and could be the difference between missing out and making a move to a brand new home.”

EasyMove has no correlation to the value of either the property being sold or the Elan home being bought. It can be used by downsizers and people making a sideways move as well as those trading up. Elan will arrange for the customer’s property to be valued, appoint estate agents to market it and keep in contact to ensure progression.  When an acceptable offer is received the customer can reserve a new Elan home and Elan will even pay the agent’s selling fees.
