A NEW phase of homes at Aigburth Grange will help meet demand from buyers in South Liverpool and with part exchange considered those with a house to sell needn’t fear missing out.
The Elan Homes development on Aigburth Road has been a popular choice with buyers and in response to demand, the niche developer is building an extra 15 homes on neighbouring land.
The new phase is taking shape on a 1.25 acre parcel of land acquired from the North West of England and Isle of Man Reserved Forces Association, who will use the funds from the sale towards the cost of building a new cadet centre.
With increased choice now available, Elan is offering part exchange on selected properties at Aigburth Grange and is inviting homeowners to a special event this Saturday (January 27) to guide them through the scheme.
Marie Morris, sales director for Elan Homes in the North, explains: “We’re excited to be able to offer an additional phase of 15 homes at Aigburth Grange and give buyers a greater chance of moving to this popular area of South Liverpool. The new phase features a choice of two, three and four-bedroom homes and as those in the market for the larger designs are likely to have property of their own to sell, we’re offering part exchange on selected plots.
“Effectively we’ll act as a cash buyer for the customer’s home. In doing so, we eliminate estate agent’s fees and any risk of being stuck in a chain, preventing the purchase of their new home. There’s an added bonus that purchasers can stay in their existing home until their new one is ready. It’s a straight forward process and our part exchange event can help buyers understand the benefits.”
Current prices at Aigburth Grange start from £239,995 for a three-bedroom Glossop that’s build complete and ready to move into with carpets, turfed rear garden included in the price, along with £1,000 towards legal fees.
It features a stylish kitchen with integrated appliances, combined lounge and dining room with direct access to the rear garden, plus a handy cloakroom all on the ground floor.
Upstairs, there are three bedrooms and the family bathroom.
All of the homes are being built to the Lifetime Homes Standard, making them easy to adapt for residents’ changing needs including ample space to turn a wheelchair and drainage to turn the cloakroom into a wet room.
Aigburth Grange is conveniently located close to a wealth of local amenities including a range of schools, the Bohemian culture of Lark Lane and historic Sefton Park, with the city centre also easily accessible.
Elan has agreed to invest £15,000 in public open space as part of the plans for the new phase of homes.
The company also has plans to build 66 homes at Dale Hall, which until 2014 provided student accommodation for the University of Liverpool. Subject to planning, that site would offer a mix of two bedroom apartments, three and four-bedroom townhouses plus substantial four and five-bedroom family homes with a superb specification.
The Niche developer has also submitted a planning application to build 34 homes in Lenton Avenue, Formby.
To find out how part exchange could help you unlock a move to Aigburth Grange, join Elan this Saturday (January 27).
