STAMP duty savings worth almost £25,000 are being offered on selected new homes in Poynton.
Elan Homes has a small number of homes at its Hazelfields development ready to move into this winter.
To help people make the switch from old to new, the homebuilder is offering the choice of Stamp Duty paid or part exchange.
Buyers also have the chance to make long-term savings thanks to the energy efficient design of the homes.
Elan regional sales and marketing director Marie Morris said: “At this time of year, when the weather turns colder and the darker evenings start setting in, people tend to reach for the heating controls along with the light switch. There’s also a growing awareness of the economic and environmental cost of the energy we use in our homes. Based on Energy Performance Certificate data, the Home Builders Federation estimates the average new build house uses 64% less energy than an older house, with the potential to reduce monthly energy bills by £183.
“Hazelfields is a hugely popular development and many of our homeowners have already felt the benefit physically and financially of living in an energy efficient new home. We recognise that people who want to move here are likely to have a house to sell and we can help with that with part exchange. Alternatively, subject to terms and conditions, we’ll cover the cost of stamp duty on selected homes with the potential to save up to £25,000.”
Among the homes being offered with stamp duty paid is the five-bedroom detached Newbury, priced from £749,995; the four-bedroom detached Alvechurch, priced from £679,995 and a four-bedroom detached Woodhall, available from £654,995.
Elan’s offer of stamp duty paid has the potential to save £20,249 on the Woodhall, £21,499 on the Alvechurch and £24,999 on the Newbury.
Set out over three floors, the Newbury offers 1,806 sq ft of carefully planned living space. It’s ready to move into and includes an upgraded kitchen with quartz worktops, flooring throughout and turfed rear garden
The lounge is at the front, with feature bay window offering lots of natural light.
The combined kitchen, dining and family room is destined to be the heart of this home. French doors open out from this sociable space to the rear garden.
A practical utility and convenient cloakroom, both tucked away off the kitchen, complete the ground floor.
On the first floor, there are three bedrooms including generous main bedroom with en-suite and dressing area. The family bathroom serves the other two spacious bedrooms on this level.
Two more bedrooms are on the top floor and share a shower room.
Elan’s new homes in Poynton enjoy a prime location on Hazelbadge Road, opposite Lower Park Primary School. The town centre and train station are both within walking distance, plus there are plenty of opportunities to enjoy the outdoors including Poynton Park, Lyme Park, Kerridge Hill Nature Reserve and the traffic-free greenway Middlewood Way, all of which are within easy reach. Manchester centre is around 40 minutes away by train, including walking to the local station.
The show home at Hazelfields is open Thursday to Monday from 10am to 5pm. For more information see https://www.elan-homes.co.uk/developments/hazelfields.
