THE ease of living in an energy efficient new home in Poynton could start before moving day – even for those who have a house to sell.
Hazelfields is an Elan Homes development, on Hazelbadge Road. It’s attracting strong interest from buyers, including those climbing the housing ladder, downsizing and side-stepping to reduce energy bills thanks to improved efficiency.
The homebuilder has a choice of options available to help homeowners sell up and move quickly and simply.
Sales director for Elan Homes in the North Marie Morris explained: “Our new homes in Poynton have been attracting interest from people living locally and in the surrounding area including in Cheadle, Hazel Grove, Bramhall and Wilmslow. Hazelfields is a popular development and this is only increasing as work progresses and homeowners move in. For those who’ve identified which style of home they want to buy, but have a house to sell or are yet to even put their existing property on the market, there’s a fear of missing out while they find a buyer. We’re offering to simplify the selling and buying process with the offer of EasyMove or part exchange.”
While both schemes remove the need for the homeowner to appoint an agent to sell their home or pay agent’s fees, they work slightly differently.
“With EasyMove it doesn’t matter if the customer is moving up the housing ladder or downsizing. We’ll value their home and instruct independent estate agents to market it for them. We’ll monitor the agent’s activity to ensure a quick sale and usually an acceptable offer is received in just a couple of weeks so they’re able to reserve a new home. Contracts on both the customer’s existing property and their new one are exchanged simultaneously,” Marie added.
“Part exchange is an ideal solution for those climbing the housing ladder. Put simply, we buy the customer’s home, leaving them free to buy a new Elan home with the reassurance of effectively having a guaranteed cash buyer for the house they’ve outgrown without last minute haggles over price and there no hidden costs as we’ll pay for the survey and agent’s fees. There are no complicated chains or, worse, a chain that breaks. We aim to exchange contracts in a matter of weeks, with the customer able to continue living in their current property until their new home is ready to move into.”
Current prices at Hazelfields range from £549,995 for a three-bedroom detached Ashley Special up to £834,995 for a five-bedroom detached Portland.
The new homes are in the catchment area for a choice of schools, the nearest being Lower Park Primary. Because of its proximity, Elan is supporting the school by providing additional parking.
Along with new homes, Elan will create a play area and cycle paths. Other opportunities to enjoy the outdoors include Poynton Park, Lyme Park, Kerridge Hill Nature Reserve and the traffic-free greenway Middlewood Way, all of which are within easy reach. Poynton’s high street is bustling with independent shops, bars and restaurants and the wider neighbourhood has a strong reputation for its sense of community. Plus, if you need to head into Manchester, the city centre is around 40 minutes away, including walking to the local station.
