ALMOST 500 people have registered interest in new homes in Tyldesley, launching by appointment soon.
Elan Homes is creating 42 new homes on a 5.59 acre site on Garrett Lane. As part of the development, the Grade II Listed Garrett Hall Farmhouse will be given a new lease of life as three new homes.
Known as Garrett Hall Fields, it will offer a mix of two, three and four-bedroom properties including apartments, mews, semi-detached and detached homes.
Marie Morris, sales and marketing director for Elan Homes in the North, said: “The response to our new homes in Tyldesley has been fantastic. We have a database of almost 500 potential purchasers. In response to the demand, we’re giving those people priority and are encouraging them to make an appointment with the sales team. They’ll be given exclusive access to the show home and guided through the floor plans to help them understand the various options available. We’d also encourage people thinking of moving here to use our mortgage checker to compare the deals available without affecting their credit score.”
Prices for the properties will be announced at the launch.
The homes will be built to high environmental standards in accordance with the latest Part L Building Regulations.
Energy efficient features will include PV solar tiling to provide renewable energy and triple glazing for enhanced insulation and carbon reduction. There will also be waste water heat recovery systems and decentralised mechanical extract ventilation. Electric vehicle charging points will be provided to all homes.
“Data from the Home Builders Federation suggests that energy bills for houses built to Part L Regulations are on average £2,575 lower than in an older house,” Marie added.
“Plus, because of their energy efficiency, the homes will be eligible to be purchased with Green Mortgages. These can offer more favourable rates or the opportunity to borrow more because energy bills will be lower.”
Along with building new homes, Elan has committed to investing almost £400,000 in the local area, with funding allocated for affordable housing, local highways improvements, biodiversity net gain and schools.
The Elan homes will enjoy a tranquil, landscaped waterside setting. An area of public open space will be created to the south and east of the site, with existing trees due to be supplemented with additional planting.
The Honksford Brook runs along the southern boundary of the site and two new ponds will be created as part of the new development – one ecological and one set for surface water attenuation.
