HOMEOWNERS could cut the time it takes to sell their property and move much quicker with a visit to Canalside in Middlewich this weekend (April 21/22)
Research from home.co.uk suggests it take around five months (152 days) from a property in Middlewich coming onto the market to reaching sold status. But with part exchange from Elan, sellers could find they effectively have a guaranteed cash buyer and that they’re able to exchange contracts in just 28 days.
To guide homeowners through the scheme, Elan is hosting a special part exchange event at Canalside.
The development includes three and four-bedroom family sized homes, perfect for those looking to climb the housing ladder – some will even be ready for a summer move.
Marie Morris, sales director for Elan Homes in the North, said: “The homes at Canalside are ideal for those looking to make their next move on the property ladder – buyers who want somewhere they can start a family or who need more space as their children grow. They offer many of the must-haves identified in the Lloyds Bank Second Steppers Report – driveway or off-road parking, a garden and a kitchen/diner.
“Plus, while the report suggests more than a third of first time sellers think it will be harder to sell this year, the offer of part exchange could paint a much brighter picture.
“With part exchange we will pay for the survey and agent’s fees on the customer’s property, they will have the reassurance of a confirmed buyer and the convenience of not having to move until their new Elan home is ready.”
Prices at Canalside start from £239,995 for a three-bedroom detached Marford, with a choice of four-bedroom designs available, including the Southwold from £314,995.
The Southwold offers 1,283 sq ft of living space, including lounge with feature bay window to the front; open plan kitchen and dining room with adjoining utility to the rear, plus convenient cloakroom to the ground floor.
Upstairs, the master bedroom benefits from an en-suite, leaving the family bathroom to serve the remaining three bedrooms.
As an alternative to part exchange, on selected homes and for a limited time only, Elan is offering to include carpets and vinyl, turf to rear garden and £1,000 towards legal fees.
Located on Croxton Lane, residents of Canalside will be able to embrace all that the neighbourhood has to offer, from leisurely strolls along the towpath, to dining in one of the local independent cafes or restaurants or shopping on the High Street. Plus, with a good choice of schools in the area, it’s the ideal choice for families.
