‘TIS the season to move to an energy efficient new home in Tamworth.
Elan Homes has thrown open the doors to its new show home at Dosthill Gate and is starting to welcome the first residents into their new homes.
The homebuilder also has a small number of properties that will be ready to move into in time for Christmas.
Elan regional sales director Tracey Ball said: “It’s almost a triple celebration – the show home opening, the first residents moving in and the countdown to Christmas. Those who buy a new home now could even buy some extra advent calendars to countdown to moving day as we have three homes that will be ready to move into before Santa loads his sleigh.”
Homes scheduled to be ready to move into before Christmas include a two-bedroom semi-detached Malham, priced from £260,000, and a three-bedroom semi-detached Tatton Special, priced from £310,000.
“Moving at this time of year will enable homeowners to appreciate the benefits of owning an energy efficient new home. Research by the HBF found that a new house is 64% more efficient than an older one with monthly energy bills of just £105. Over the course of a year, a new house is £2,200 cheaper to run than and older one and that’s not taking into account repairs and renovations those who buy a pre-owned property are likely to need to budget for. Bringing an older three-bedroom semi-detached home in line with a new build equivalent could cost around £70,000,” Tracey added.
“Our new homes achieve a minimum EPC rating of B. This means they’re among the most efficient available and makes them eligible for green mortgages. These are available from selected lenders and tend to offer more favourable rates than some more traditional mortgages.”
The Malham features a relaxing lounge at the front, with a combined kitchen and dining room at the rear opening out onto the garden. A cloakroom completes the ground floor.
Upstairs, the main bedroom has an en-suite effectively leaving the family bathroom to serve the other bedroom.
The Tatton Special is a double fronted property, designed at an angle that makes the most of the footprint.
On one side of this home, the lounge spans from the front to the rear, with French doors opening onto the garden. On the other, is the combined kitchen and dining room, again with French door leading to the garden. As with the Malham, there’s also a cloakroom.
Upstairs, there are three bedrooms, one with en-suite, and the family bathroom.
Located on Dosthill Road, the homes are being built in an area with plenty to offer buyers. There are primary and secondary schools around a mile away. Dosthill Park Local Nature Reserve offers somewhere close to home to enjoy the outdoors and includes a children’s play area. Shops and restaurants are around two miles away at Ventura Retail Park. Nearby Wilnecote train station offers links to Birmingham New Street and Nottingham.
