IT was the first housing development in the Staffordshire village of Loggerheads for a decade and as Brook Meadow nears a sell-out the company behind the scheme is looking for land nearby to continue the success.
Amid high demand for new homes in the area, Elan Homes is keen to acquire additional land with development potential.
Sales director Marie Morris explained: “When we acquired the land off Mucklestone Road back in 2018 there had been no new homes built in Loggerheads for a decade. Brook Meadow has now become somewhere people aspire to live with buyers drawn by the benefits of a new build home and the community spirit within the village. There has been a surge in enquiries in the wake of the pandemic as people have reconsidered their priorities and are looking to move out of towns and cities such as Newcastle and Stoke to somewhere that offers a better work/ life balance.
“The final countdown of homes is now underway and, despite the limited availability, we’re continuing to receive enquiries from people keen to live here. To help meet that ongoing demand and to ensure there’s a future housing supply in the area we are committed to acquiring new sites and are keen to hear from landowners with sites with development potential.”
At Brook Meadow Elan is building 78 homes across 6.25 acres of a 9.29-acre site.
The site includes an area known locally as Leighton’s Drumble with a narrow strip of broadleaf woodland and a small stream, Tadgedale Brook. Elan will provide public open space and a play area within the development.
As part of the planning process Elan agreed to make contributions of more than £250,000 to local education.
Philip Palmer, land director for Elan Homes in the North, said: “As the Brook Meadow development draws to a close, we are looking to continue our presence in the Staffordshire and North Shropshire area, and would love to hear of new potential residential opportunities from landowners. As an independent housebuilder we can take a more flexible approach to site acquisition to that taken by other housebuilders. We’ll consider land with, or without, planning permission, including sites occupied with derelict or underused buildings which offer potential for residential development. We have a proven track record of working with land owners, local authorities, industrial operators, land promoters and other stakeholders to progress schemes, appraising the local market and assessing who would want to live there, and why, before planning a bespoke development to address housing need in that particular area.”
