WITH homes in Formby in demand sellers who fear missing out are being offered a lifeline that could help bring moving day forward.
The coastal neighbourhood has long been considered one of the most desirable areas of Merseyside. Post-lockdown as people look for more space inside and out, interest from people looking to move to a bigger, better home, including those at The Dunes, has increased.
According to figures from Rightmove, the number of sales agreed in Formby by early September was already up 12% compared to all of last year, and a massive 55% higher when comparing 2020 so far with the same period in 2019.
But while homes in the area are selling fast, those who are yet to sell could find that they’re held back from moving if they’re caught up in a chain.
The good news for those people is that Elan Homes will consider taking their property in part exchange for a brand new home at The Dunes.
Marie Morris, sales director for Elan Homes in the North, explained: “Access to outdoor space has moved up buyers’ priorities and the homes we’re building at The Dunes enjoy a prime location within a short walk of the pinewoods, sand dunes and the beach, while still being within commuting distance of Liverpool.
“Because it’s such a sought-after area, there’s a concern from some homeowners that they won’t be able to move because the home they want to buy will be sold before they can secure a buyer. We’re offering to help ease their fear of missing out by effectively acting as a guaranteed cash buyer for the property they’ve outgrown so that they can buy a brand new home from us.”
Designed to speed up the selling and buying process, those who use part exchange should find that they’re able to exchange contracts in just 28 days. They will be able to stay in their current property until their new home is ready and could find they’re in a position to move this side of Christmas.
Current prices at The Dunes start from £364,995 for a three-bedroom Palmerston.
It offers 1,379 sq ft of carefully considered living space, set out over three floors.
At ground level, there’s a lounge to the front, with spacious open plan kitchen, dining and family room at the rear, offering direct access out onto the garden via bi-fold doors. There’s also a convenient cloakroom on this level.
On the first floor are two bedrooms and the family bathroom. The main bedroom an en-suite spans the entire top floor, offering parents a tranquil retreat.
There’s also the chance to own a four-bedroom Halstead, set out over two floors, priced from £639,995.
Situated on Lenton Avenue, homes at The Dunes enjoy a sought-after location close to Freshfield station.
The neighbourhood is also home to upmarket supermarket Waitrose and an M&S Simply Food.
The sales office and show homes at The Dunes are open by appointment only, with social distancing measures in place. For more information or to make an appointment, call 01704779364 or see www.elan-homes/co.uk/the-dunes.
