THE transformation of a former 19th century “micro-estate” in Swinton is almost complete with the final few homes now on sale.
Elan Homes has created an intimate, gated development of just 20 homes on the site of the former Birchfield House on Worsley Road,
The two original “gate houses” have been given a new lease of life as characterful homes, alongside 18 new build properties on the development now known as Birchfield Court.
With 85% of the homes now sold, including one of the former gate houses, potential purchasers are being urged to act now to avoid disappointment.
Marie Morris, sales director for Elan Homes in the North, said: “We’ve been careful and considerate in our redevelopment of the former Birchfield House, which was more recently Swinton Hall Nursing Home. The result is a gated community that respects the site’s heritage while delivering high quality new homes, designed to meet the demands of modern living. The majority of the properties have now been sold and are occupied, with just three homes available and ready to move into. We’d encourage anyone looking for a four-bedroom home in Swinton and the surrounding area to contact us without delay to find out more about the homes and the move-making incentives available.”
The final homes include the two-bedroom Coach House, priced from £229,995, plus four-bedroom semi-detached Ashley and Ashley Max style properties with prices from £394,995.
Elan can offer tailored incentives to help meet buyers’ needs. These include the offer of a £10,000 deposit boost or the chance to use Own New Rate Reducer.
“We’ve partnered with Own New to offer Rate Reducer, a scheme that gives buyers access to lower interest rates and reduced monthly mortgage repayments during the initial mortgage period. It's exclusive to new homes and could make a real difference to buyers’ budgets,” Marie added.
An Own New Rate Reducer mortgage allows buyers to purchase a new build home with a lower interest rate mortgage. It’s a regular mortgage, just with lower monthly payments for the initial period.
Own New works behind the scenes with housebuilders, including Elan and lenders, to reduce the overall cost involved with mortgage loans on new build properties. Elan will contribute 3% of the cost of the mortgage, enabling the lender to offer borrowers more competitive interest rates during the initial period of their mortgage, usually in the first two to five years, depending on the length of the initial mortgage term.
The Coach House features an open plan kitchen/dining room plus separate lounge.
Upstairs, there are two bedrooms and a family bathroom.
In the Ashley, the kitchen is at the front, with the combined lounge and dining room opening out onto the rear garden. A cloakroom completes the ground floor.
The ground floor of the Ashley Max is almost entirely open plan, save for the cloakroom, helping to maximise the potential of the space available.
Both designs are set out over three floors with the main bedroom, with en-suite, plus a further bedroom and family bathroom on the first floor.
Two further bedrooms and a shower room are on the top floor.
The homes at Birchfield Court offer an ideal base for commuters as they are being built less than a mile from Swinton station, only five miles from Manchester city centre and close to the East Lancashire Road (A580) which also provides quick access to the motorway network to both Manchester and Liverpool.
Birchfield Court is open Friday to Monday from 10am to 5pm. For the latest availability and pricing see https://www.elan-homes.co.uk/developments/birchfield-court.
