HOW TO SELL YOUR HOUSE FAST AND ENJOY AN EASY MOVE TO A NEW HOME

MOVING to a new home in Swinton or Poynton could be much easier than anticipated – even for those with a house to sell.

In its Seamless Transitions report, the Home Builders’ Federation found that when it comes to moving home, people were concerned about chains collapsing, the cost of moving and the stress of managing a sale.

Almost half of those surveyed (49%) said not having to manage estate agents, solicitors and surveyors makes a move easier and that’s exactly what Elan Homes is offering to do for homeowners with EasyMove or part exchange

The schemes can be used to help those with a house to sell to secure a quick sale and move to a new home at Birchfield Court in Swinton, where the final four properties are now on sale, or at Hazelfields in Poynton, near Stockport.

Elan regional sales director Marie Morris said: “The HBF research echoes feedback we receive from people looking for new homes across Greater Manchester and Cheshire – they think managing the sale of an existing property and setbacks in the chain are stressful. We want to help people understand that it doesn’t have to be the case. They may be able to sell their home quickly and simply, with either EasyMove or part exchange.

“They won’t have to appoint an agent to sell their home or pay agent’s fees. With EasyMove we’ll value their home and instruct independent estate agents to market it for them. We’ll monitor the agent’s activity to ensure a quick sale. It’s usually only a couple of weeks before an acceptable offer is received, and the customer is able to reserve their new Elan home. Contracts on both the customer’s existing property and their new one are exchanged simultaneously. EasyMove isn’t linked to the value of either property, so it can be used by downsizers, upsizers and those making a sideways move.

“For those climbing the housing ladder, part exchange is perhaps the quickest way to sell a home. Elan effectively acts as a guaranteed cash buyer for the customer’s home. People tell us they love the reassurance and convenience this offers. There are no complicated chains or last-minute haggles over price. Plus, they can live in their existing property until their new home is ready. The final homes available at Birchfield Court include a two-bedroom apartment, priced from £239,995, and a choice of four-bedroom homes, priced from £394,995.

Located on Worsley Road, the homes at Birchfield Court offer an ideal base for commuters as they are being built less than a mile from Swinton station, only five miles from Manchester city centre and close to the East Lancashire Road (A580) which also provides quick access to the motorway network to both Manchester and Liverpool.

At Hazelfields, on Hazelbadge Road in Poynton, Elan has a choice of three, four and five-bedroom homes available. Current prices range from £549,995 to £834,995.

The homes are being built close to Lower Park Primary School. Poynton’s high street is bustling with independent shops, bars and restaurants and the wider neighbourhood has a strong reputation for its sense of community. Plus, if you need to head into Manchester, the city centre is around 40 minutes away, including walking to the local station.
