TO celebrate the opening of a new show home in Swinton, Elan Homes is offering a deposit contribution scheme worth around £20,000.
The 5% gifted deposit deal is available on selected properties at Birchfield Court on Worsley Road, where Elan is redeveloping a 19th century “micro estate” to provide new homes.
By boosting the downpayment buyers have to put towards securing a new home, it has the potential to change lives.
Elan regional sales director Marie Morris explained: “With the rising cost of living it can be difficult for people to save for a deposit, particularly if they’re renting. Skipton Building Society have just introduced a 100% mortgage for those with a track record of renting but is set at a fixed rate for five years and more favourable rates are available from other lenders.
“We’re offering a 5% deposit contribution on selected new homes in Swinton. It’s potentially worth around £20,000 on a four-bedroom Ashley Max, like the show home. This could make a massive difference to buyers. It could mean they’re able to secure a new home much sooner than they thought, perhaps somewhere larger they can grow into rather than out of or simply mean that their mortgage repayments are easier to afford.”
Priced from £399,995 and available as a mews or semi-detached property, the Ashley Max is a generously proportioned four-bedroom home, set out over three floors.
It spans 1,349 sq ft of carefully considered living space, designed to make the most of the property’s footprint.
At ground level it’s almost entirely open plan with a combined kitchen, dining room and lounge. The kitchen is at the front, with the lounge opening out onto the rear garden. A cloakroom completes the ground floor.
The main bedroom, with en-suite, plus the second bedroom and family bathroom are on the first floor.
Two further bedrooms and a shower room are on the top floor.
Once complete, Birchfield Court will comprise 20 homes – 18 new builds and two apartments, converted from the original gatehouses. Across the development, prices range from £249,995 to £499,995.
All of Elan’s homes achieve a minimum EPC rating of B, making them some of the most efficient available. It also means they’re potentially eligible for green mortgages from selected lenders.
The homes at Birchfield Court will enjoy a courtyard setting, just over five miles from Manchester city centre.
Closer to home, there’s Sienna, a popular family-run Italian restaurant, also on Worsley Road, and the Cricketer’s Arms pub on Manchester Road.
Swinton Square is around 15 minutes away on foot, featuring high street stores and a range of essential services.
The popular areas of Monton and Worsley are also within easy reach.
The Ashley Max show home at Birchfield Court is open Thursday to Monday from 10am to 5pm. For more information about the homes see https://www.elan-homes.co.uk/developments/birchfield-court.
