A NEW home in a gated community in Swinton could cost less than expected when all household bills are considered.
Data from home.co.uk suggests the average asking price for a four-bedroom home in Swinton currently stands at £409,998.
New homes at Birchfield Court are therefore competitively priced from £389,995. They achieve Energy Performance Certificate ratings of B, with the potential for those who move from an older house to a brand new one likely to save around £2,200 a year on their energy bills according to the HBF (Home Builders Federation).
They’re ready to move into and won’t require costly repairs and renovations an older property is likely to need.
Plus, there’s the chance to access lower mortgage rates via Own New Rate Reducer or to receive a gifted deposit contribution from Elan Homes.
Elan regional sales director Marie Morris explained: “People often assume that a new home comes with a premium, but we’d encourage buyers to have an open mind when looking for a new home in Swinton. When you look at the asking price data, our four-bedroom homes at Birchfield Court are competitively priced for the area while offering the chance to be part of an intimate gated community which in itself usually comes at an additional cost.
“It’s also important to consider the condition of a property you’re considering buying and if you’ll have to budget for repairs or renovations on top of the purchase price and what the energy bills are likely to be. Our new homes offer an energy efficient solution to modern living, without the need for costly home improvements. Another factor that sets our new homes in Swinton apart is that you could access lower mortgage rates through our partnership with Own New. Essentially, we pay a subsidy so that our customers can access better interest rates and enjoy reduced monthly payments during the initial mortgage period. Alternatively, we could contribute up to £10,000 towards your deposit which could also make a big difference to your budget.”
