FACTORING in mortgage repayments, energy bills and a lack of maintenance required, a move to a new home in Southport could save homeowners money – even if they’re moving to a larger property.
Elan Homes, the company behind the successful transformation of the former Philips Electronics factory in the seaside town, is highlighting the potential savings a new build offers.
Based on Land Registry figures, Rightmove reports the average price for detached homes in Southport over the last year was £396,260.
But at Balmoral Gardens, Elan has a choice of four-bedroom detached homes available from £314,995 – that’s less than 80% of the price of the average detached home in the town.
Plus, the homebuilder is offering buyers the chance to access lower mortgage interest rates and therefore lower monthly mortgage repayments through Own New Rate Reducer.
Elan regional sales director Marie Morris explained: “People often assume that a new home comes with a premium, but we’d encourage buyers to have an open mind when looking for a new home in Southport. When you look at the Land Registry data our homes at Balmoral Gardens are competitively priced for the area. Plus, the average sold price data only tells part of the story. It doesn’t acknowledge the condition of the properties sold or if the new owners have had to budget for repairs or renovations on top of the purchase price or what their energy bills are likely to be. New homes offer an energy efficient solution to modern living, without the need for costly home improvements. Plus, Own New Rate Reducer is available exclusively to new build homes. Essentially, we pay a subsidy so that our customers can access lower interest rates and enjoy reduced monthly payments during the initial mortgage period.”
A new phase has just been released at Elan’s popular Balmoral Gardens development, offering a choice of properties to suit a variety of buyers and budgets.
Current prices start from £197,995 for a two-bedroom mid-terrace Audley.
One of the largest homes currently available at Balmoral Gardens is the four-bedroom detached Brandon, with detached single garage. It offers 1,298 sq ft of living space for £349,995. Own New Rate Reducer can be used on this home. Alternatively, Elan can offer a 5% deposit boost.
This double fronted home has a spacious lounge on one side of the hallway, with an open plan kitchen and family room on the other side, with French doors opening out from the family room to the rear garden. There’s also a utility and cloakroom.
Upstairs, all four bedrooms are generously proportioned. The main bedroom has an en-suite to complement the family bathroom.
More than two thirds of the 157 homes being built on the 14-acre site on Balmoral Drive have now been sold and the majority of them are now occupied.
Elan anticipates it will be building new homes in Southport through to 2025.
The new homes at Balmoral Gardens benefit from having schools, shops and other essential services within walking distance. The beach and Southport town centre are just a few miles away.
Show homes at the development are open Thursday to Monday.
